Real Estate Disposition Manager & Transaction Coordinator

ResponsibilitiesDispositions Manager:
oCreate and execute marketing strategies to promote investment properties, including creating listings, organizing open houses, and using various advertising channels.
oDetermine the optimal pricing strategy for each property based on market research, property condition, and investment goals.
oHandle negotiations with potential buyers, real estate agents, and other parties to maximize sale prices.
oOversee due diligence processes, including inspections, appraisals, and legal requirements to facilitate smooth transactions.
oMaintain accurate records of property sales, including financial data and sales progress reports.
oBuild and maintain relationships with real estate agents, buyers, and other stakeholders to create a network of potential buyers.
oStay informed about real estate market trends and local market conditions to make informed selling decisions.
oAttend appointments to show properties.
Transaction Coordinator:
oDraft, review, and manage purchase agreements, contracts, and other transaction-related documents.
oCoordinate with various parties involved in the transaction, including buyers, sellers, real estate agents, title companies, inspectors, and lenders.
oFacilitate the due diligence process by scheduling inspections, appraisals, and other necessary activities.
oEnsure all transactions comply with legal and regulatory requirements, including local and state laws.
oMonitor transaction timelines and ensure that key milestones are met, such as financing deadlines, inspection periods, and closing dates.
oMaintain open and timely communication with all parties to keep them informed of the transaction's progress.
oMaintain organized transaction files and documentation for future reference and compliance.
QualificationsoExcellent at building rapport and establishing relationships.
oMust possess a positive mental attitude, an open mind, and flexibility in your approach.
oMust be coachable, open to learning, and enjoy reading books and listening to podcasts to evolve your skills.
oMust have exceptional communication and problem-solving skills.
oA combination of experience in real estate, sales, or construction is ideal.
oConfidence in your ability to connect with people.
oSelf-directed.
oMinimum 2 years of sales or real estate agent experience.
oMust be extremely organized and detail-oriented with great time management skills.
oMust be ambitious! We're looking for a real Go-Getter that wants to serve and add value.
oMust be tech-savvy and familiar with apps/tools such as Google Products, Dropbox, CRM (Salesforce), Microsoft Office Products, Social Media, etc.
oMust live in the WNY area.
